Residential Building - Per State of Illinois Code, includes detached one and two-dwellings, multiple single-family dwellings (townhouses), and Group R-2, R-3, and R-4 buildings three stories or less in height above the grade plane.

Please submit the following information:

  1. Completed International Energy Code Residential Form
    1. R-30 when the insulation is entirely above the deck.
    2. R-49 when the insulation is installed in the attic and other areas.
  2. Apply for a Street Occupancy Permit (If the staging area is in the city right-of-way)

Significant Code Requirements

  1. Roof R-Value
    Per the Illinois Energy Conservation Code:
    1. R-30 (average) when the insulation is entirely above the deck.
    2. R-49 when the insulation is installed in the attic and other areas.
  2. Who can perform the work
    • Contractors who hold a minimum of a Limited State of Illinois Roofing License - residential roofing, including residential properties consisting of eight (8) units or less.
    • Property owner - The property owner is not required to register as a Roofing Contractor. The property owner may perform residential roofing on their property as long as they do not employ an assistant.
  3. Roof Materials, Flashing, Ice and Water Shield, Roof Venting, and any other required roofing components are required to be installed as per code and as per manufacturer installation specifications.

Inspections

There are no required inspections in the City of Wheaton for re-roofing.
