Damage Repair Permits - Commercial

Please submit the following information:
- A complete Insurance Repair Report generated by the Insurance company.
- A plan/layout of the building that indicates where the damage occurred.
- If any structural reconstruction or remodeling is to take place, then signed and sealed Architectural plans that include:
- Existing and proposed layouts.
- Floor Plan, including electrical layout.
- Cross-section wall detail (if applicable).
- Complete details for any structural installations, repairs, or adjustments.
- Plumbing isometric plans for both supply and waste/vent systems, including overhead sewer if located in the basement (if any plumbing to be revised or added).
- Water Service Line Sizing Form (only if adding additional plumbing fixtures to the residence)
Note: If you are altering, moving, or removing any load-bearing walls or framing members, the submitted plans must be signed and sealed by an Illinois-licensed architect or structural engineer. The City of Wheaton reserves the right to request that plans be prepared by a licensed Illinois design professional if conditions or circumstances require specialized or structural design.
Significant Codes - Building
Fire Alarms and Fire Sprinklers
Any damage to these systems will require restoration as required per code. Please be advised that based upon the extent of damage to a structure that expansion, modification, or installation of these systems may be required by code or ordinance:
- Fire Alarm: Per Ordinance, when construction is proposed, an approved fire alarm system shall be installed in existing buildings and structures in accordance with Section 907 when the cost of proposed construction (i.e., alterations and additions) in any given year (12-month period) is at least 25 percent of the value of the building. The value of the building or structure (excluding land) shall be established by the Milton Township Assessors' assessment records for the year prior to the initial remodeling or reconstruction. Owners of tax-exempt properties shall produce documentation verifying the building's valuation, which will be subject to the review and approval of the Building Code Official.
- Fire Sprinkler: Per Ordinance, when construction is proposed, an approved automatic sprinkler system shall be installed in existing buildings in accordance with Section 903 (Automatic Sprinkler Systems) when the cost of proposed construction (i.e., alterations and additions) in any given year (12-month period) is at least 50 percent of the value of the building. The value of the building or structure (excluding land) shall be established by the Milton Township Assessors' assessment records for the year prior to the initial remodeling or reconstruction. Owners of tax-exempt properties shall produce documentation verifying the building's valuation, which will be subject to the review and approval of the Building Code Official.
Carbon Monoxide Detectors
Per State of Illinois requirements, Carbon Monoxide Detectors are required to be installed outside each separate sleeping area in the immediate vicinity of the bedrooms. Where a fuel-burning appliance is located within a bedroom or its attached bathroom, a carbon monoxide alarm shall be installed within the bedroom. The carbon monoxide detectors must be installed per manufacturer specifications and must be in place at the time of the Final Inspection.
Cooking Appliances
All cooking appliances must be installed per manufacturer installation specifications and product listing. This includes the required clearance from cooking surfaces and appliances to surrounding combustible materials.
Insulation Requirements
The 2021 Illinois Energy Conservation Code will mandate the R-values are required for the specific structural elements that are listed as required to be insulated as part of the damage restoration.
The method for obtaining these R-values must be specifically indicated on the plans. These R values must be obtained independently of any other structural components other than the insulation itself. Exposed insulation must have a flame-spread index not to exceed 25 and an accompanying smoke-developed index not to exceed 450. The vapor barrier is to be installed on the warm side of the perimeter wall.

The inspections listed here are required for most Damage Repair projects. Adjustments to the required inspections may be needed based upon the scope of work for your project. A complete list of your required inspections will be listed on the Plan Approval Notice that will be attached to the approved plans.
